Bangalore, 29th June 2016: CREDAI flagged – off the South Zone competition for the event India Skills 2016/World Skill Competition 2017, today at CREDAI member developer site.  Mr. Irfan Razak inaugurated the event, with Jitendra Thakker  as the Guest of honour. The competition was conducted by CREDAI’s Associate Partners, Kushal & Rustomjee Academy for Global Careers (RAGC). Mr. Kavish Thakwani and Gladwin formed the Jury for this prestigious competition.


Ramesh Baral & Indrajit Mahato were announced as the winners in Bricklaying out of 22 participants and Amul Sheikh & Shankar Roy in Wall & Floor Tiling out of 22 participants for the South zone. The winners were awarded with a certificate of recognition and reward money worth Rs. 2000 per person. The regional competitions are being held across the 4 zones. The winners from each zone (4 zones in all) will climb up to compete at the National level competition to be held in Kushal, Pune on the 3rd and 4th of July. 2 workers from each skill set (i.e. 8 in all) will be nominated to the India Skill Competition to be held in Kanpur on 15thof July in the presence of the Hon’ble Prime Minster of India, Shri. Narendra Modi. The winners of the India Skills event will then be trained by CREDAI at Kushal for the World Skills Competition to be held in Abu Dhabi in 2017 and will be awarded Rs 1 Lakh each as prize money.

Speaking on the occasion, Mr. Jitendra Thakker, Chairman – Skills Development Committee, CREDAI, said “The participants get plenty of encouragement to improve their skill sets by undergoing this training and appear for the competitions held at the regional, national and international levels. The courses offered address from the worker to the owner where contractors and managers are also provided with training in management, administration. It thus reaches beyond merely improving labour skills. This year about 27000 labourers were trained and also certified.”


Referring to Parsuraman, a mason who went past the regional and national level competitions to win the World Skill award, Thakker further added, “Such achievements motivate other labourers to follow suit, receive training and excel. This current venture is bound to see a sea change in the coming years in the productivity and performance of the labour force and the quality of work rendered.”

Lauding the efforts of NSDC, he added, “This initiative of CREDAI with NSDC will not only improve the skill sets of the labour force, enabling them to offer quality work, increasing their productivity as well as improving the efficiency of their performance, in turn making them more employable; it will also increase their confidence and self-esteem, creating better citizens.”

Speaking on the training given to the labour force under the aegis of NSDC, Jagadish Babu President CREDAI Karnataka said, “CREDAI Karnataka is working at setting up training centres in its nine city Chapters to offer training to the labour force. These training centres will be run by the local Chapters where the labourers will be given on the site training. This will be a continuous ongoing program happening through the year.”

Ushering in a new era in real estate

The real estate sector in India historically never had industry status, making it difficult for companies to have easy access to finances from banks and other institutions to fuel their projects. This invariably prevented companies from completing construction projects on time; a major disadvantage as consumers across India expect delivery of projects on schedule, be it commercial, residential or retail.

Year 2016 marks a new beginning for Asia’s third largest real estate sector; a 40 per cent increase marked private equity investment, at Rs 3840 crores as compared to the corresponding quarter last year, most of it being foreign investment, brought on by the relaxation in foreign direct investment norms for the construction sector. The news of this increase brought much cheer to the cash starved real estate developers across the country.

The first quarter of 2016 recorded a 35 per cent growth in foreign investment compared to the same previous last year. Foreign investment also accounted for around 64 per cent of the total investment made during the first quarter.

The total number of deals closed during the first quarter increased by 13 per cent to 17 per cent from 15 per cent in the corresponding quarter of 2015. The average deal size also increased by 23 per cent over the first quarter of 2015 to Rs 2.3 billion, according to Cushman & Wakefield latest report on ‘Private equity investments in Real Estate’. The first quarter of 2016 saw over 48 per cent share of total investment activity focused on the residential sector at Rs 1870 crore in investments.

The report also pointed to majority of investments during the quarter to be in the western region (38 per cent), followed closely by the South (36 per cent), and the North (26 per cent). The largest investment of the quarter in the form of structured debt of Rs 500 crore was noted in Mumbai by IIFL Group to Ariisto Realtors.

According to Om Ahuja, CEO, Residential at Brigade Group, the residential segment weighs over 80 per cent of share in terms of user demand and money circulation. “In the market where demand is catching up with supply, and developers are looking for equity and debt participation, PE players are finding good traction from developers who look at options that can help them bridge the gap,” he said.

Large foreign PE funds such as Blackstone, GIC and Xander to name a few have been diversifying their investment portfolio in India and have been increasing their exposure to retail, mixed-use and hospitality sectors apart from investing in commercial and residential sectors. With India being the only large economy in the world witnessing the highest GDP growth rate on the back of favourable macro-economic factors such as controlled inflation and declining interest rate regime, it is not surprising that the interest of foreign investors has increased in the country.

Speaking on the fund flow, Harish S N, director – operations at Vaishnavi Group added, “It would positively impact overall growth and help stabilize uncertain market sentiments. This will also bring in the much needed capital for completion of projects. Further, the equity format will help industry to stabilize.”

The structured debt strategy that is suited for investments in residential assets, offering high yield secured returns has contributed significantly to driving funds to be invested primarily in residential assets. This year recorded 8 per cent increase in investments made via the structured debt strategy compared to previous year, from 71 per cent to 79 per cent.

Observing the developments, Suresh Hari, Secretary, CREDAI, commented, “The increased inflow across all asset class is a sure indication of upswing in demand. Due to global slowdown and oil price slide, the flow had reduced couple of years back. Last year saw the trend reversing with increased inflow.

New launches across all classes are expected during second and third quarter of this year. Increases in absorption will enable stabilisation of price.”

Thousands View Live Demo, Webinar on PRP+ECM at Hairline International

Bangalore, June 8th, 2016: Thousands of medical professionals, students and prospective patients viewed a live demo and webinar on Platelet Rich Plasma (PRP) + Extracellular Matrix (ECM) hair regrowth therapy that was conducted at Hair International Hair and Skin Clinic at their RT Nagar outlet.
